Quality Plus Roofing & Solar handles residential roofing for homeowners across Ocala, from full replacements to targeted repairs on shingle, tile, and metal roofs. We've been in the roofing trade for 22 years, and we back every job with a lifetime workmanship warranty. Ocala homes see plenty of sun and sudden downpours, and we build roofs that hold up to both.
Why does my Ocala home have a brown ceiling stain after a hard rain?
A brown ring on the ceiling usually means water has been finding its way in slowly, not all at once. The common culprits on Ocala roofs are a cracked pipe boot, flashing that's pulled away from a chimney or wall, or a worn valley where two roof planes meet and water piles up. Because water travels down the decking before it drips through, the stain inside rarely sits right below where it's actually getting in outside. We check the attic side first, then trace the path up to the roof to find the real source before we recommend a fix.
Warning signs on an Ocala roof
Curling or cupped shingles
Shingle edges that lift and cup are the asphalt drying out after years of Florida sun. Once they curl they stop lying flat, so wind and rain get underneath.
Cracked pipe boot
The rubber collar around a plumbing vent dries out and splits years before the rest of the roof wears out. It's one of the most common leak points we find on Ocala roofs.
Granule buildup in the gutters
Bald patches on the shingles and granules collecting in the gutters mean the sun-protective layer is wearing thin. It's a sign the roof is aging faster than it should.
What's causing it
Wind-driven rain under lifted shingles
Once a shingle's seal strip lets go, sideways rain gets pushed underneath it during a storm. It gets worse with every system that rolls through Ocala.
Failed flashing around vents or chimneys
Flashing that's pulled away from a penetration is one of the most common sources of a slow leak. We reseat and reseal it as part of a repair visit.
Clogged or undersized gutters
When gutters can't keep up with runoff, water backs up under the roof edge and behind the fascia.
What Florida roofing law means for Ocala homeowners
Florida Statute 553.844 says that if your roof was built, repaired, or replaced under the 2007 Florida Building Code or later, and only 25 percent or more of it is being worked on, just that portion has to meet current code, not the whole roof. That matters for an Ocala repair versus a full tear-off decision, and it's something we walk through with you before work starts.
The Florida Department of Financial Services also requires every insurer to offer hurricane deductible options at $500, 2 percent, 5 percent, or 10 percent of your dwelling limit. Knowing which deductible applies to your policy helps you understand what you'd actually pay out of pocket if storm damage hits your Ocala home, and we're glad to talk through what we're seeing on the roof so you can make that call with real information.
We do the same residential roofing work in Orlando, Lakeland, and Jacksonville.
What happens during a residential roofing visit in Ocala
We inspect the roof surface, the flashing, and the attic side to find out exactly what's going on, then walk you through what we found in plain terms. If it's a repair, we'll fix what's failing, whether that's a boot, a flashing line, or a section of shingles. If a full replacement makes more sense, we'll explain why and what materials fit your home. Every job, repair or replacement, carries our lifetime workmanship warranty, and we're licensed under CCC1336409.
What happens if you wait on a roof repair
A small leak or a handful of lifted shingles rarely stays small. Water that gets past the shingles keeps working on the underlayment and decking underneath, and what starts as a repair can turn into a decking replacement if it sits too long. Aging shingles also lose their ability to reseal after a storm, so each season adds risk instead of buying time. Getting it looked at while it's still a repair is almost always the easier and less disruptive path.
How do I know if I need a roof repair or a full replacement in Ocala?
It depends on how much of the roof is affected and how old it is. A handful of damaged shingles or one failed flashing point is usually a repair, but widespread curling, granule loss, or a roof already near the end of its expected life points toward replacement. We give you a straight answer after we've inspected the roof, not before.
Do you work on tile and metal roofs in Ocala, or just shingle?
We work on shingle, tile, metal, and TPO roofs for Ocala homeowners. Each material has its own failure points, from cracked tiles to seam issues on metal, and we inspect and repair all of them.
If your Ocala roof has a leak, a soft spot, or just some age on it, we're ready to take a look. Give us a call to schedule a residential roofing inspection in Ocala.
