Flashing and chimney leak repair, sealed for good.
Flashing is the thin metal that seals every place your roofline changes direction, and it's the most common spot a Central Florida roof actually leaks. We reset it so it does its job again.

What a repair usually runs
- How far the water got (shingles only, or decking too)
- Where it is: flashing, valley, chimney, skylight
- Roof material and how many storeys
- Whether it is leaking right now
Why a small leak never stays small
Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.
Quality Plus Roofing & Solar repairs failed flashing at chimneys, walls, skylights, and vents for homeowners across Central Florida, from Tampa and Orlando down through Sarasota and Bradenton. Flashing is the metal that seals every joint where your roof meets something else, and when it fails, water finds a path straight into your home. Our crews reset step flashing, counter-flashing, crickets, and pipe boots so that path closes for good. With 22 years in the trade and a Florida license in hand (CCC1336409), we've seen just about every way flashing can fail.

Notice a water stain that keeps showing up near your chimney or a wall line?
That's almost always a flashing problem, not a shingle problem. Chimneys, skylights, and walls move differently than the rest of the roof, so the flashing sealing those joints works loose over years of expansion and contraction. A caulk touch-up might hold for a season, but the real fix is resetting the metal itself, step flashing woven into the shingles, counter-flashing tucked into the mortar or siding, and a cricket behind wide chimneys so water sheds around them instead of pooling against the brick. Left alone, the same stain keeps coming back after every hard rain.
Warning signs to watch for
Staining around the chimney chase
A brown ring on the ceiling or attic decking near the chimney usually means the counter-flashing has pulled loose from the mortar joint. It rarely shows up directly under the leak, since water travels along the decking first.
A skylight that weeps in heavy rain
Older skylights leak at the flashing kit around the curb or at the glazing seal itself, sometimes both. If resealing hasn't held before, the flashing kit is due for a full reset.
A cracked or curled pipe boot
The rubber collar around a plumbing vent dries out years before the shingles around it wear out. It's one of the most common leak sources on any roof and easy to miss from the ground.
A drip where a wall meets the roof
This points to missing or failed step flashing and kickout flashing. Without a kickout, water runs behind the siding instead of into the gutter, which rots the wall sheathing long before anyone notices.
What is causing the problem
Movement between the chimney and the roof
A chimney and the roof deck expand and contract at different rates, so the seal between them works loose over time no matter how well it was installed.
Aging rubber and sealants
Pipe boots, gaskets, and old caulk-based repairs break down under Florida sun and heat cycling faster than the shingles do.
A kickout that was never installed
Wall-to-roof transitions built without a kickout flashing send water behind the siding on every hard rain, which is a common cause of hidden wall rot.
A roof nearing the end of its life
When flashing failures show up across several areas of the same roof at once, it can be a sign the whole roof, not just the flashing, needs attention.
What to expect during the visit
We start by inspecting every flashing line and penetration, not just the one near the stain, since flashing problems rarely show up alone. That means the chimney counter-flashing, skylight curbs, pipe boots, and any wall or step flashing get checked from both the roof side and the attic side. If we find water staining in the attic, we trace it back to confirm the actual entry point before touching anything. Once we've pinpointed the cause, we reset or replace the failed flashing, boot, or cricket and reseal the joint. We'll walk you through what we found and what it means for the rest of the roof before we leave.
Related services you may need
If the flashing failures point to a roof nearing the end of its service life, Residential Roofing gets you a full replacement estimate instead of another round of patches. And if the leak has already reached your gutters or fascia, Rain Gutters covers that side of the repair.
The cost of waiting
A small flashing leak doesn't stay small. Water that gets past a failed seal runs down the decking, soaks insulation, and eventually rots the wood underneath before it ever shows up as a visible stain inside. By the time you see the ceiling mark, the damage has usually been building for a while. Catching it at the flashing stage means a contained repair. Waiting means decking replacement, drywall repair, and sometimes mold remediation on top of the original fix.
Can flashing be repaired without replacing the whole roof?
Yes, most flashing repairs are localized fixes that don't require touching the rest of the roof. We reset or replace the specific flashing, boot, or cricket that's failed and leave the surrounding shingles and roof structure untouched, unless our inspection turns up wider damage.
How much does chimney flashing repair cost?
It depends on how much of the flashing system needs to be reset and whether a cricket needs to be added or rebuilt. A straightforward counter-flashing reset costs less than a repair that also involves mortar work or a new cricket, so we always inspect first and explain what's involved before starting.
Why does my skylight leak even after I resealed it?
Caulk-only fixes rarely last on a skylight because the real seal is the flashing kit around the curb, not the bead of sealant on top of it. If the flashing kit itself has failed, resealing just buys a season before the leak comes back.
If you've got a stubborn leak near a chimney, skylight, or wall, give us a call and we'll get it traced and fixed. We serve homeowners throughout Central Florida and beyond.
