Tile vs. Shingle vs. Metal: Which Roof Holds Up Best in Florida Hurricanes

When you live in Florida, "best roof for hurricanes" is the only roofing question that actually matters. Florida's building code mandates wind-rated systems on every install — but a roof passing Florida Product Approval is a minimum, not a recommendation. Real-world hurricane performance varies by material, by install quality, by attachment method, and by the building beneath. Here is a frank comparison of the three major systems we install at Quality Plus: architectural shingle, concrete or clay tile, and standing-seam metal.

The wind-rating spec, briefly

Florida law requires every residential roof to meet a wind-rated installation, with stricter requirements within roughly a mile of the coast. A wind-rated install means: an upgraded nail pattern, high-wind-rated shingles, peel-and-stick underlayment on eaves and valleys, hurricane straps tying rafters to top plate, and proper drip edge. Any roof installed before 2008 likely does not meet the current spec; pre-1992 (pre-Andrew) almost certainly does not.

Architectural shingle: the workhorse

Modern wind-rated architectural shingles from Owens Corning, GAF, and Tamko are rated to high wind speeds when installed with the upgraded Florida nail pattern. In real-world conditions, properly installed shingles with hurricane straps below survive the lower-end hurricane categories reliably. Above that, individual shingles can lift, but the underlying peel-and-stick underlayment keeps the roof watertight even when shingles are missing — that is why peel-and-stick is now code on eaves and valleys. Pros: lowest material cost, fastest install, easy partial repair. Cons: shortest service life in our climate, and visible damage after the higher hurricane categories even when the structure itself is fine.

Concrete or clay tile: the Florida classic

Tile roofs perform very well in hurricanes when installed correctly — the heavy weight of the tiles helps resist uplift, and tile itself does not degrade in UV. The catch: install quality matters more on tile than on any other material. Tiles that are not mechanically fastened to current Florida spec become projectiles at high wind speeds. We install Eagle, Westlake, and New Point tile, mechanically fastened tile by tile, with modern underlayment beneath. Pros: longest service life, premium look, weight resists uplift, lower insurance premium. Cons: higher cost than shingle, requires structural verification on older homes, repair after partial damage is slower and more expensive.

Standing-seam metal: the engineering choice

Mechanically seamed metal roofs are the highest-performing residential option in named-storm conditions. The panels are continuous from eave to ridge with no exposed fasteners, the seams lock the panels into a structural unit, and the wind ratings on properly installed assemblies exceed shingle and tile. Pros: highest hurricane performance, longest service life, best insurance discount, most fire-resistant. Cons: highest material cost up front, longest install time, dent-prone in heavy hail.

What the insurance discount looks like

Florida insurance carriers calculate the wind portion of homeowners premium based on the wind-mitigation form. Material is one factor; attachment method, underlayment type, opening protection, and roof shape are the others. Switching from a non-wind-rated roof to a wind-rated standing-seam metal roof typically delivers the largest premium reduction. Tile sits between the two. The math depends on your specific carrier and policy — ask for a wind-mit quote alongside any roof quote.

Our straight recommendation

For most Florida homeowners staying 5–12 years: a wind-rated architectural shingle from Owens Corning, GAF, or Tamko, properly installed to current code with peel-and-stick on eaves and valleys. For homeowners staying 12+ years and within a mile of the coast: standing-seam metal. For homeowners with an existing tile roof in good condition: keep it, and replace only the underlayment when it fails. That is the financial math; the aesthetic math depends on you and your HOA. Every Quality Plus install is backed by our lifetime workmanship warranty.
